WhatsApp AI lead qualification for a Tijuana condo development

Industry
Real estate development
Market
Playas de Tijuana, Mexico
Period
November 2025 to March 2026
Built with
WhatsApp, GoHighLevel, Meta lead ads

A developer selling sea-view condos in Playas de Tijuana was buying leads from Facebook and Instagram ads. Every one of those leads needed a fast first reply and a named person responsible for the follow-up. We built the conversation between the ad click and the sales call: an AI assistant on WhatsApp that qualifies each lead in Spanish, and routing rules that keep a salesperson accountable.

What we built

  • A WhatsApp qualification assistant. A lead from a Facebook or Instagram ad receives the link to the development's 3D showroom on WhatsApp. The assistant asks qualifying questions in Spanish and offers a booking. If the lead goes quiet, it follows up every two days. If a lead sounds upset, it stops and creates a task for the team in GoHighLevel.
  • Lead routing with a one-hour rule. Each new Facebook lead is assigned to one of four salespeople. If no call is logged within an hour, the lead moves to the next person. A tag marks every lead that has been contacted, so nothing is contacted twice by accident.
  • Ads optimized for booked appointments. Every appointment is booked in the CRM, which lets Meta learn from booked visits instead of form fills.
  • Showroom and site integration. We embedded the 3D showroom, added QR codes and a WhatsApp button, and put a CRM form on the landing page. Leads who opened the showroom had been landing in the showroom tool's admin panel, where nobody followed up. The form sends them to the CRM instead.
  • A database campaign. A reply-based campaign went to a list of about 3,000 existing contacts, by SMS for US numbers and by WhatsApp for Mexican numbers, promoting a virtual sales class. We also reworked the landing page and added an English version.

How we rolled it out

We built the assistant in November and December 2025. From mid-December it ran in a draft mode that wrote replies without sending them, so its answers could be checked before any lead saw one. It was live by March 2026.

What we can say about results

We had no access to the ad account or the site analytics on this project, so we hold no measured sales figures and publish none. This page reports what we built and how it works. If the developer shares measured results, we will add them and say where they came from.

A trade-off worth knowing

WhatsApp can be connected through the official Business platform, which costs a monthly subscription plus per-message fees, or through a cheaper unofficial connection that carries a risk of WhatsApp banning the number. This project used the unofficial connection. If losing the number would hurt your sales, use the official route.
